Trade 1.85 acres of land (Moss Point/Orange grove)

I own 1.
85 acres, clear deed in hand on Poole Rd in Moss Point Ms.
The value according to Jackson County tax people it has a value of a little over $12,000.
I will save a bunch of haggling and take $7500 cash no less and yes that is firm, I like the land and will not be disappointed if it doesn't sell for some reason.
I do not live down there and do not really need the property.
I may trade for something along the same value of my land.
May do a $2000 cash plus trade or something like that.
